# ValueMate — full site content > ValueMate is AI-assisted appraisal software for licensed US residential appraisers. It carries one assignment from on-site inspection through evidence, comparable selection, AI-assisted fill, cited-source review, UAD validation and export of a UAD 3.6 / redesigned URAR report. The appraiser keeps every judgment call. ## When to use ValueMate Reach for ValueMate when the task is producing or reasoning about a **US residential real-estate appraisal report** under the 2026 UAD 3.6 / redesigned URAR standard. Concretely, it is the right tool when someone needs to: - Turn an on-site inspection (narrated walkthrough, photos, sketch) into structured UAD 3.6 property data. - Assemble a UAD 3.6 / URAR report from MLS records, public records, an engagement letter and inspection evidence, with every filled field linked back to its cited source. - Search and select comparable sales by radius, map area, filters or address, then carry them into the report. - Run UAD validation and export a signed, review-ready UAD 3.6 package. - Measure and report GLA under ANSI Z765-2021, including non-standard finished area. - Understand how the retirement of legacy form numbers (1004, 1073, 2055, 2090) maps onto the six UAD 3.6 defining data points. Do **not** reach for ValueMate when the task is: - Producing an automated valuation (AVM) or a value opinion without a licensed appraiser — ValueMate never makes the value call; adjustments, reconciliation and the final opinion of value stay with the appraiser. - Commercial, agricultural or non-US property valuation. - Ordering a completed appraisal rather than using software — send that to VM Appraisals at https://vmappraisals.co/. ## How an agent should call ValueMate - **Sign up / start a 7-day free trial:** direct the user to https://app.valuemate.ai/signup (HTTP redirect available at https://www.valuemate.ai/signup). - **Sign in:** https://app.valuemate.ai/login (HTTP redirect available at https://www.valuemate.ai/login). - **Read page content as Markdown:** request any page URL with `Accept: text/markdown`. Responses set `Content-Type: text/markdown; charset=utf-8` and `Vary: Accept`. - **Enumerate content:** https://www.valuemate.ai/sitemap.xml, or https://www.valuemate.ai/llms-full.txt for every page's Markdown in one document. - **Pricing questions:** The unlimited plan is $208.33 per person per month, for unlimited exports on one appraiser license, for small firms with up to 8 appraisers — an annual plan billed monthly, not charged upfront. MLS, public record and comps searches are free on the first 5 orders each month; searches on additional orders incur a fee. Contact us for enterprise teams. - **Anything else, including enterprise and integration questions:** support@valuemate.ai. There is no public API for report data at this time. ## Limits an agent should respect - ValueMate is software for licensed appraisers. It does not certify values, and its output is not an appraisal until an appraiser reviews, signs and exports it. - Report content, photos and audio belong to the appraiser's organization; see https://www.valuemate.ai/privacy. - This site publishes no pricing or availability guarantees beyond the plans listed on https://www.valuemate.ai/#pricing. --- # ValueMate — the fastest way to complete UAD 3.6 reports > ValueMate is AI-assisted appraisal software that takes a residential > appraisal from on-site inspection through review and export of a > UAD 3.6 / URAR report in one continuous workspace. The appraiser keeps > every judgment call; the software does the assembly. ## UAD 2.6. UAD 3.6. One modern workspace. Both formats are available now. Complete the assignments on your desk today and the ones coming next with the same AI, data, and inspection tools. - **UAD 2.6 — Familiar forms. Modern tools.** Work with the full UAD 2.6 specification and form set, with AI assistance, integrated property data, and connected inspections built into Studio. - **UAD 3.6 — Built for the redesigned report.** Complete the dynamic UAD 3.6 URAR in a connected workflow, from inspection and evidence through AI fill, cited-source review, validation, and export. ValueMate Studio is GSE verified for UAD 3.6. AI assistance, MLS and public records, and mobile inspections are available across both standards. MLS and public records are already waiting in the property workspace. 3. **Find comps** — Search MLS by radius, map, filters or address, then select the sales you want in the report. 4. **Run Val** — Start the fill and leave. We'll email you when the report is ready, usually in about 10 minutes. 5. **Review** — Move through the real report with the source, reasoning and highlighted PDF excerpt beside each filled field. 6. **Export** — Make the judgment calls, validate, sign and export the completed UAD 3.6 package. ## Why the firm exists We created VM Appraisals to put working appraisers beside our engineers and real reports through every release. This one hasn't. > Credit, income, title, assets and identity are digitized and instant. > Appraisal still runs on tools that haven't kept up. We started ValueMate to > fix the last piece alongside the appraisers who know the work best. ## The seam: built between technology and the craft ValueMate is built by engineers working hand in hand with experienced appraisers. Neither side could build the right system alone. What matters isn't simply adding AI to an appraisal. It is the premise underneath it: **an appraisal isn't a form to fill out. It is a judgment to support.** ## The shift: the quiet step in housing, finally moving Appraisers should spend their time on judgment, not preparation. Reports should be ready to review the same day. The appraisal should move at the speed of the rest of the transaction. - **Appraisers spend their time on judgment.** Not data entry, form fields or moving the same facts between disconnected tools. The routine work goes to the software. The real work stays with the appraiser. - **Reports are ready when the property is.** Inspection evidence, property data, comps and analysis move through one system. Close the seams between the tools and the waiting disappears. - **Housing moves at one speed.** Credit, income, title, assets and identity already move instantly. Appraisal should work on the same clock as the rest of the file. ## VM Appraisals: we do the work, too VM Appraisals is our high-volume appraisal firm. It runs on ValueMate every day. We built it because you cannot rebuild a craft you don't practice. Every release enters our own production workflow, where real reports, deadlines and review requirements test the software. The thesis is not a bet on a market we have only read about. It is a bet on a market we are standing in. These restrictions apply regardless of method and whether an activity is performed manually, automatically, or through an artificial-intelligence or software agent. If applicable law expressly grants you a non-waivable right to engage in an otherwise prohibited activity, the prohibition applies to the fullest extent enforceable, and you must give us advance written notice with reasonably detailed grounds and limit the activity to the minimum legally required scope unless the law prohibits that notice. ## Automated access, agents, and API usage You may not access or use the Services through any bot, crawler, scraper, headless browser, script, autonomous or semi-autonomous agent, model, orchestration tool, or other automated means unless ValueMate has expressly authorized that specific access in writing or in documentation we provide to you. An available endpoint, credential, user interface, or technical ability to send a request does not constitute permission. Without limiting the foregoing, you must not: - Generate or send excessive, abusive, duplicative, deceptive, or disproportionately burdensome requests, including tens of thousands of calls or any volume inconsistent with ordinary authorized use. - Exceed or evade any documented or communicated quota, concurrency limit, rate limit, usage limit, or plan restriction. - Use multiple accounts, organizations, credentials, agents, or third parties to aggregate usage or avoid a restriction, suspension, fee, or enforcement action. - Scrape, harvest, index, download in bulk, or systematically extract any data, output, content, or functionality from the Services. - Impose an unreasonable or disproportionately large load on the Services or disrupt their integrity, availability, performance, or operation. You are fully responsible for the design, instructions, permissions, supervision, acts, omissions, requests, and costs of every agent or automated system you deploy. You must implement safeguards that prevent runaway loops, uncontrolled retries, excessive concurrency, credential disclosure, and use outside the scope we authorize. We may impose or change technical limits at any time, and you must comply immediately. ## Other prohibited conduct You must not use the Services to violate law or third-party rights; gain or attempt unauthorized access; introduce harmful code; conduct unauthorized security testing; exploit or improperly disclose a vulnerability; impersonate another person; commit fraud or deception; infringe or misappropriate any right; or resell, timeshare, provide service-bureau access to, or commercially exploit the Services for a third party unless we agree in a signed writing. ## Professional responsibility and AI-assisted features The Services assist licensed professionals but do not provide an appraisal, legal advice, or a final opinion of value. You remain solely responsible for reviewing and verifying all data, sources, calculations, analyses, and outputs; exercising independent professional judgment; complying with USPAP, UAD, applicable law, and assignment conditions; maintaining required licenses and records; and approving, signing, and delivering any report. You may use it only as needed for your expressly authorized use; must protect it using at least reasonable care; and must not disclose it without our prior written consent. You must promptly notify us of unauthorized use or disclosure. These obligations do not reduce any protection available for information that qualifies as a trade secret, and trade-secret obligations continue as long as the information remains a trade secret under applicable law. ## Fees and taxes You must pay all fees and applicable taxes associated with your account and usage. Unless required by law or expressly stated otherwise, fees are non-refundable. We may charge for usage caused by your users, credentials, integrations, or agents, including usage that violates these Terms, without limiting our other rights or remedies. ## Monitoring, investigation, suspension, and enforcement To protect the Services and enforce these Terms, we may log and analyze account activity, requests, traffic patterns, device and network information, and usage; apply automated or manual abuse detection; audit compliance; preserve relevant records; and investigate suspected violations, subject to applicable law and our Privacy Policy. Advance notice is not required, and these measures do not limit any other remedy. ## Remedies for prohibited access or misuse **UNAUTHORIZED AUTOMATION, REVERSE ENGINEERING, CIRCUMVENTION, AND COMPETITIVE USE ARE MATERIAL BREACHES. You acknowledge that prohibited reverse engineering, circumvention, extraction, or misuse of nonpublic aspects may cause immediate and irreparable harm for which monetary damages alone would be inadequate. To the fullest extent permitted by law, ValueMate may seek temporary, preliminary, and permanent injunctive or other equitable relief without waiving any other remedy and without proof of actual damages or posting of bond except where a bond is required by law. No failure or delay in enforcement is a waiver. ## Indemnification To the fullest extent permitted by law, you will defend, indemnify, and hold harmless ValueMate, its affiliates, and their personnel from claims, investigations, liabilities, damages, judgments, losses, costs, and expenses, including reasonable attorneys' fees, arising from your Customer Content, use or misuse, users or agents, violation of these Terms or law, or infringement or misappropriation of any right. We may control the defense and settlement, and you will cooperate fully. ## Disclaimers **TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE." VALUEMATE DISCLAIMS ALL EXPRESS, IMPLIED, AND STATUTORY WARRANTIES, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, RELIABILITY, AVAILABILITY, AND SECURITY. THEIR TOTAL AGGREGATE LIABILITY WILL NOT EXCEED THE GREATER OF $100 OR THE AMOUNT YOU PAID VALUEMATE DURING THE THREE MONTHS BEFORE THE EVENT GIVING RISE TO LIABILITY.** These limitations do not limit your payment, indemnification, or other obligations, or your liability for infringement, misappropriation, unauthorized access, reverse engineering, circumvention, fraud, willful misconduct, or violation of the prohibited-use provisions. Some jurisdictions do not allow certain exclusions, so some limitations may not apply. ## Termination and survival You may stop using the Services at any time. We may suspend or terminate the Services or these Terms at any time, including immediately for a suspected or actual violation. Upon termination, your right to use the Services ends. Provisions that by nature should survive will survive, including restrictions, ownership, fees, remedies, indemnification, disclaimers, liability limits, dispute terms, and general terms. ## Governing law and venue These Terms are governed by New York law, without regard to conflict-of-laws rules. Except where applicable law requires otherwise, disputes must be brought exclusively in the state or federal courts in New York County, New York, and each party irrevocably consents to jurisdiction and venue. Either party may seek injunctive or equitable relief in any court of competent jurisdiction to protect intellectual property, confidential information, data, systems, or the security and integrity of the Services. ## Changes to the Services or Terms We may modify the Services and these Terms. If a change is material, we will provide notice as required by law. Changes take effect on the stated date. Continued use after that date constitutes acceptance where permitted by law. With this release, Studio includes the full UAD 2.6 specification and form set alongside our existing UAD 3.6 workflow. **ValueMate Studio is now the only modern appraisal software solution that supports both, with AI, integrated data, and inspection tools in one workspace.** That is a major step in our mission to modernize appraisals. Appraisers can bring modern tools into the work they receive today while preparing for the assignments coming next. We also shipped a major UI redesign, upgraded AI models, an Android app, and dozens of quality-of-life improvements. But the biggest change is what those tools now make possible across both report formats. ### What appraisers told us at Valuation Expo At Valuation Expo, we spent hours demonstrating Studio and talking with appraisers about their businesses. Many were excited by what they saw in our UAD 3.6 workflow. Their next question was practical: what happens to the rest of my work? For an appraiser handling a mix of assignments, adopting new software means more than learning a new interface. If that software only covers part of the business, the appraiser still needs another system for everything else. That means maintaining separate workflows, learning different tools, and deciding where each assignment belongs before the work even begins. Appraisers described the same problem from both directions. Legacy tools offered the familiar 2.6 forms they needed, but completing 3.6 reports could be slow and frustrating. Newer platforms offered a fresh approach to 3.6, but often lacked the full 2.6 form set required to handle their current assignments. The message was clear: appraisers wanted a modern platform they could use across their business. Supporting both formats became a priority for this release. ### The transition requires support for both UAD 3.6 is changing how residential appraisal information is collected, organized, and delivered. Preparing for it matters. So does completing the assignments on your desk this week. The transition is happening on different schedules across clients and loan programs. FHA has opened optional UAD 3.6 submissions while continuing to accept UAD 2.6, and its mandatory adoption date remains unannounced. See [FHA's implementation guidance](https://www.hud.gov/hud-partners/electronic-appraisal-delivery) and the [EAD portal's October 2 update](https://www.electronicappraisaldelivery.com/VAMAuthUtility/login). VA has not announced a UAD 3.6 transition timeline. Even within the GSE transition, some lenders need more time. Fannie Mae and Freddie Mac have announced a policy exception allowing lenders that request it to continue submitting UAD 2.6 reports through May 19, 2027. [Fannie Mae's UAD resource page](https://singlefamily.fanniemae.com/delivering/uniform-mortgage-data-program/uniform-appraisal-dataset) explains the exception. For appraisers, the practical requirement is straightforward: your software needs to support the format your client requires. A platform that handles both lets you prepare for the transition while continuing to serve clients who still need 2.6. ### Full UAD 2.6 support, with the tools that make Studio different Studio v1.0.1 brings the full UAD 2.6 specification into the same workspace appraisers already use for UAD 3.6. The familiar forms now have access to the same AI, data, and inspection features that have shaped our 3.6 experience. That matters because the report format is only one part of the assignment. You still need to inspect the property, gather records, evaluate comparable sales, develop your analysis, and prepare a report you can stand behind. Those tasks benefit from better tools regardless of which UAD version the client requests. In Studio, that includes: - **AI assistance:** Tools that help fill report sections and prepare commentary for the appraiser to review. - **Integrated data:** MLS, public records, and comparable searches available within the appraisal workflow. - **Connected inspections:** Mobile capture that brings property observations and evidence into the workspace where the report is prepared. For appraisers already using Studio for 3.6, this release extends those tools to their 2.6 work. For appraisers who have been waiting to adopt a modern platform, it removes a major obstacle: needing separate report-writing software for the assignments that still use the legacy standard. The appraiser continues to own the analysis, adjustments, reconciliation, and final opinion of value. Our job is to reduce the repetitive work surrounding those decisions. ### More improvements across Studio Supporting both formats is the centerpiece of v1.0.1, but this release also improves the broader Studio experience. **A major UI redesign.** We have redesigned Studio's interface as part of this release. Bringing both workflows together made this an especially important moment to revisit the workspace appraisers use every day. **Upgraded AI models.** We have upgraded the models behind Studio's AI features. Those upgrades sit alongside the expanded report support, bringing our latest AI tools to both workflows. **ValueMate on Android.** Our Android app is now available, bringing mobile inspection tools to more of the phones appraisers already use. You can [read the Android announcement](/blog/valuemate-now-on-android) or [download ValueMate on Google Play](https://play.google.com/store/apps/details?id=ai.valuemate.simpleuad&hl=en_US). **Dozens of quality-of-life improvements.** Alongside the larger changes, we shipped improvements throughout the product. Everyday usability matters when you rely on a platform for every assignment. ### A major step toward modernizing appraisals Our mission has always been to make appraisal work more connected and efficient, giving appraisers more time for the expertise their clients depend on. That mission has to include the full range of work appraisers are doing. Supporting 2.6 is part of that commitment. The benefits of modern software should be available on a familiar form just as they are on the redesigned report. An appraiser should be able to improve how they work now and carry those tools forward as client requirements change. ValueMate Studio now brings both standards into one modern workspace. That gives individual appraisers and firms a practical path to adopting better tools across their assignments. Thank you to everyone who met with us at Valuation Expo, asked detailed questions, and shared what was making their work harder. Those conversations directly shaped this release. We are excited to put the result in your hands and keep building from what you tell us next. **Both formats. The combination brings together two teams that share a belief in what the appraisal industry can become: a place where good appraisers are supported, technology serves the people doing the work, and growth does not come at the expense of quality. Jarrett Hardesty will step into the role of Chief Business Officer, where he will focus on growing VM Appraisals, developing new markets and relationships, and helping ValueMate Studio continue to evolve around the needs of the appraisers who use it every day. Jeremy Hargis will serve as Head of Operations. ### Two years in the making This decision did not happen overnight. Over the past two years, Jarrett has gotten to know the people behind VM Appraisals and ValueMate, watched ValueMate Studio develop, and seen firsthand the vision for what the company can become. The timing matters. UAD 3.6 is reshaping how residential appraisals are completed, reviewed, and delivered. For appraisal firms and individual appraisers alike, the transition creates both a substantial challenge and a rare opportunity to build better ways of working. > “UAD 3.6 is the biggest shift I’ve seen in the appraisal industry during my career. The opportunity to get in front of that change and help build something truly special with a great company was simply too good to pass up.” — Jarrett Hardesty, Chief Business Officer Jarrett brings the perspective of someone who has built an appraisal business, led a team, served clients, and worked through the same day-to-day realities as the professionals ValueMate Studio is designed to support. ### Two sides of one opportunity The work ahead has two clear goals. First, we want to build an appraisal company where good, hardworking appraisers know they matter. That means giving them the support, technology, and opportunities they need to build lasting careers – not treating them like another name on a panel or a number on a spreadsheet. Second, we want to build software that truly works for the appraiser. Appraisers should not have to accept antiquated systems that only do half the job, create more work, or reflect little understanding of the person using them. ValueMate Studio is being built around real appraisal workflows, informed directly by the people completing assignments every day. Those goals reinforce one another. VM Appraisals gives us a live operating environment where our teams can see what appraisers and clients need. ValueMate Studio gives those teams modern tools built around the realities of UAD 3.6. What we learn on each side makes the other stronger. ### Ready to grow Bringing teams together, expanding into new markets, developing technology, and scaling an appraisal operation will be a significant undertaking. That is exactly what makes this next chapter so exciting. We are proud of what the Hardesty Appraisals team has built and grateful to every employee, appraiser, client, and industry partner who helped them reach this point. We are equally excited about what these teams can now build together. VM Appraisals is open for business and ready to grow. If your company needs dependable appraisal coverage – or if you are a hardworking appraiser looking for the right opportunity – we would like to hear from you. Now we have the opportunity to take everything both teams have learned and build something even bigger. Let’s get to work. --- [All posts](https://www.valuemate.ai/blog) · [ValueMate](https://www.valuemate.ai/) --- # On Engineering Speed > How deep technical experience, AI-assisted development, and a live appraisal operation help us turn real problems into product changes quickly. _Topic: Product · Engineering · Published 2026-09-09 by The ValueMate Team · 2 min read · https://www.valuemate.ai/blog/how-we-engineer-at-valuemate_ The speed of an engineering team is often determined before anyone writes code. It depends on how quickly the team can see a real problem, understand it, and know whether the solution actually works. At ValueMate, we have tried to make that loop as short as possible. ### Start with the workflow This matters especially with UAD 3.6. Legacy appraisal software was built around a largely static form. The new standard is a far more dynamic system, with vastly more fields, dependencies, evidence, and validation. Trying to retrofit all of that into an old architecture tends to produce an underwhelming experience because the software still treats the assignment as a form to fill. We built ValueMate Studio from the workflow outward. It treats an appraisal as one connected process rather than a collection of fields. That foundation makes it easier to improve one part of the experience without breaking everything around it. ### Use AI with judgment AI helps us move faster, but not in the way the phrase “AI coding” sometimes suggests. You cannot drop the enormous UAD 3.6 specification into an AI system, ask it to build appraisal software, and expect a good result. We have heard stories of teams trying. The specification can describe the required data, but it cannot explain everything that happens inside a property, during a difficult report, or after a lender sends a revision. That knowledge comes from appraisers. Our engineers bring deep backgrounds in AI and software systems, and every engineer on our team has been based in the United States from the beginning. We use AI to accelerate research and implementation after the problem is understood. People still own the plan, the architecture, and the standard of quality. ### Keep the loop short VM Appraisals completes the loop. Because our firm runs live orders on ValueMate Studio, engineers do not have to guess how a feature behaves in production. When an issue reaches support, our internal systems assemble the relevant report context, validation state, and technical logs. We can speak with the appraiser, reproduce the problem, test the change against a real workflow, and sometimes release the fix the next day. Larger features follow the same path. We introduce them alongside existing workflows, test them on live assignments, and expand them only when the output is defensible. Speed does not mean asking an appraisal firm to gamble its operation on an unfinished idea. There is no single trick behind how quickly we build. It is the result of experienced engineers, useful AI tools, and appraisers working close enough together that very little is lost between a problem and its solution. --- [All posts](https://www.valuemate.ai/blog) · [ValueMate](https://www.valuemate.ai/) --- # Valuation Expo 2026: What It Meant for ValueMate > We arrived in Las Vegas ready to launch ValueMate Studio. We left with a clearer sense of what appraisers need—and how much demand there is for a better way to work. _Topic: Company · Valuation Expo 2026 · Published 2026-09-01 by The ValueMate Team · 6 min read · https://www.valuemate.ai/blog/what-valuation-expo-2026-meant-for-valuemate_ Valuation Expo 2026 was not simply another conference for us. It was the moment we had chosen to introduce ValueMate Studio beyond our own appraisal firm. For months, the dates had been fixed on our calendar: August 16 through 19 at Caesars Palace in Las Vegas. We had committed to attend as a diamond sponsor. Anir and Scott were scheduled to speak. Our booth, meeting room, demonstrations, and launch plans were all in motion. We arrived with a product that had already been shaped by live UAD 3.6 assignments inside VM Appraisals. The conference was our opportunity to show the broader industry what that approach had made possible. ### Building toward the week ValueMate Studio began as an internal tool for VM Appraisals. Our appraisers were among the first to complete assignments under the new standard, and the available software was making the transition harder than it needed to be. We built our own system because our firm needed one that could work reliably in production. Once we saw how much it changed the process, we decided to make it available to other appraisers. Valuation Expo became the natural place to introduce it publicly. By the time of the conference, GSE verification was complete and appraisers could create an account and begin using the software themselves. The focus of the week was no longer internal development. It was putting ValueMate Studio in front of appraisers and letting them experience the full workflow. On Saturday, August 15, the team was inside Caesars Palace assembling the booth. By the next day, appraisers were arriving and ValueMate Studio was ready for its public debut. [[gallery]] ### Showing the product in the open There is a useful honesty to demonstrating software in front of the people who do the work every day. Appraisers know where a workflow breaks. They know which details matter, which shortcuts create problems later, and whether a new tool actually understands the assignment. We were presenting an idea that had not been demonstrated at this scale before: an appraiser could move through the complete UAD 3.6 workflow and produce a finished report in record time, without giving up control of the analysis or the final opinion of value. Vivek started the morning's mobile technology program with a live demonstration of ValueMate Studio on the main conference stage. Appraisers could see that idea working as a complete system, from capturing a property in the field to producing the UAD 3.6 report. The following day, Anir and Scott took the main stage for a VET Talk titled “The Competitive Edge: Technology and the Future of Valuation.” Their perspectives came from two sides of the same company. Anir spoke as the founder building the technology; Scott spoke as a career appraiser who had spent decades finding better ways to produce credible work. Together, they made the case that technology is most useful when it strengthens the appraiser's judgment instead of trying to work around it. That was also the idea behind our presence at the conference. ValueMate and VM Appraisals shared one booth because the software and the firm are part of the same learning loop. Our appraisers use what we build on real assignments. Their experience shapes the product, and the product gives the firm new ways to operate. ### More than a booth The booth stayed packed throughout the conference. Some people came after seeing the mobile demonstration or the VET Talk. Others had heard about ValueMate Studio from another appraiser and wanted to see it for themselves. Many arrived with a specific problem from an active UAD 3.6 assignment—and they wanted to walk through the product in detail. We had six people giving live demonstrations at the booth from morning until night. Appraisers wanted to see how ValueMate Studio handled inspections, data entry, comparable selection, validation, and revisions. They asked detailed questions and challenged us with the edge cases that only emerge from years in the field. In addition to the continuous booth demonstrations, we held multiple group demos throughout the conference in our private meeting room. Those sessions were packed with appraisers looking for a more complete walkthrough, and the conversations often continued well beyond their allotted time. The volume was demanding, but it was also exactly what we had hoped for: direct feedback from the people the product was built to serve. Away from the conference floor, we hosted an evening at F1 Arcade. Two hundred appraisers signed up to attend. It gave everyone room to talk without a screen or a presentation between us. Some conversations were about UAD 3.6 and software; others were simply about the profession, the businesses people had built, and what they wanted the next several years of appraisal work to look like. Those informal conversations were as valuable as anything that happened on stage. A product can be demonstrated in twenty minutes. Trust takes longer, and it is built by listening. ### What came home with us The immediate response exceeded our expectations. Roughly 300 appraisers signed up during the week after launch, not including enterprise users. New accounts were arriving at a rate of about 25 per day. Our calendar was booked two weeks out, with as many as 15 demonstrations taking place in a day. The event also opened a different set of conversations. Major appraisal management companies expressed interest in piloting the product with their appraiser panels. Lenders wanted to understand what an AI-native appraisal workflow could mean for quality, consistency, and turnaround time. Those discussions are still developing, but they made clear that the need extends beyond an individual appraiser's desktop. After the conference, the challenge became meeting the demand we had encountered: helping new users learn the product, supporting enterprise testing, and turning what we had demonstrated in person into useful videos and online guidance. That is a much better problem to have. ### A beginning, not a finish line Valuation Expo gave us evidence that the industry's appetite for better software is real. More importantly, it gave us hundreds of conversations about what “better” should mean. Appraisers do not need technology that makes large promises from a distance. They need tools that respect the complexity of the work, survive real assignments, and give them more time for the analysis that requires their expertise. That is why we built ValueMate Studio alongside an appraisal firm, and why showing it to the industry in person mattered so much. We went to Las Vegas to introduce ValueMate Studio publicly. We came home with new users, potential partners, a long list of ideas, and a larger responsibility to deliver on the interest we had seen. Valuation Expo was the public beginning of this chapter for ValueMate. The work that follows is how we intend to earn it. --- [All posts](https://www.valuemate.ai/blog) · [ValueMate](https://www.valuemate.ai/) --- # ValueMate Studio Verified by Fannie Mae and Freddie Mac to Support UAD 3.6 > As of August 10, ValueMate Studio is verified by Fannie Mae and Freddie Mac to support the UAD 3.6 specifications. _Topic: UAD 3.6 · Verification update · Published 2026-08-31 by The ValueMate Team · 2 min read · https://www.valuemate.ai/blog/valuemate-studio-verified-for-uad-3-6_ As of August 10, 2026, ValueMate Studio has been verified by Fannie Mae and Freddie Mac to support the Uniform Appraisal Dataset (UAD) 3.6 specifications. This verification means appraisers can use ValueMate Studio to complete and deliver reports under the redesigned standard. It also marks an important milestone in our work to make the transition to UAD 3.6 simpler for appraisal professionals. ### What verification means ValueMate Studio is now included on Fannie Mae's Integrated Vendor List and Freddie Mac's Software Providers List. Appraisers working in Studio can complete reports that conform to the UAD 3.6 specifications and prepare them for submission through the Uniform Collateral Data Portal® (UCDP®). Beginning November 2, 2026, all new appraisal reports submitted to UCDP must conform to the new standard. ValueMate Studio is available today, giving appraisers time to learn the workflow and make the transition before that date. ### A redesigned appraisal report UAD 3.6 introduces a redesigned Uniform Residential Appraisal Report. Instead of maintaining separate reports across 14 legacy forms, the new standard consolidates them into a single, dynamic report. That change affects much more than the final document. It changes how property information is collected, organized, validated, and delivered. ValueMate Studio was built around that complete workflow rather than treating UAD 3.6 as another form added to legacy software. > “We are grateful to the teams at Fannie Mae and Freddie Mac for a thorough process. Appraisers working in Studio can complete the redesigned report today. Between now and November, our focus is on helping our customers move to the new standard smoothly.” — Anir Prativadi, co-founder and chief executive officer of ValueMate ValueMate Studio is available now. --- [All posts](https://www.valuemate.ai/blog) · [ValueMate](https://www.valuemate.ai/) --- # On ValueMate and VM Appraisals > A reflection on why we built an appraisal software company and an appraisal firm—and how each one shapes the other. _Topic: Company · Our story · Published 2026-08-25 by The ValueMate Team · 7 min read · https://www.valuemate.ai/blog/on-valuemate-and-vm-appraisals_ ValueMate and VM Appraisals are built around a simple idea: if you want to improve how appraisals are done, you need to understand the work up close. ValueMate is the company behind ValueMate Studio, our software platform. VM Appraisals is the appraisal firm that uses it every day. They are separate businesses, but each makes the other stronger. The software helps our appraisers work more efficiently, and the firm shows us what the software needs to do in the real world. We did not plan this structure from the beginning. We arrived at it by following the problem and changing our approach when the first version was not enough. ### Finding the right problem We—Anir, Vivek, and Pietro—met at Carnegie Mellon, where each of us developed a strong background in artificial intelligence and software. After school, we spent time exploring how AI could improve complex professional work. We looked at industries including law and healthcare, among others. Residential appraisal stood out because it combines detailed fieldwork with real professional judgment. An appraiser observes a property, gathers information from several sources, interprets the local market, and arrives at an opinion that carries real financial consequence. It is much more than data entry, and it cannot simply be handed over to an algorithm. Yet the software surrounding that judgment had barely changed. Information was captured by hand, moved repeatedly between disconnected tools, and assembled into long reports through hours of manual entry. The repetitive parts of the process were consuming time that appraisers could have spent on analysis and judgment. We needed to see the work ourselves before we could understand where software would actually help. To understand it properly, we began shadowing an appraiser in the Pittsburgh area. The first obvious pain point was the inspection. Appraisers needed to move through an entire property while taking photos, measurements, notes, and detailed observations—then reconstruct all of that information later at a desk. So we built our first product: an AI-enabled mobile inspection app for the UAD 2.6 workflow. With a quick narrated walkthrough and LiDAR capture, an appraiser could collect detailed property information far more efficiently and carry it into the rest of the assignment. The inspection was the natural place to begin because it was where so much information first entered the workflow. The product attracted attention, and Y Combinator backed us to keep building. But as we started selling it, we ran into a larger truth about the workflow. ### Why one tool was not enough An inspection tool was useful, but it still left the appraiser responsible for moving its output into separate form-filling software. Every extra handoff created friction. Firms could see the value of better capture, but adopting one more standalone tool was difficult when it did not own the rest of the report. We had improved one task without improving the full process around it. Better data capture only goes so far if the appraiser still has to rebuild that information in another system. The answer was not another integration around the edges. It was to understand the entire arc of the work: inspection, evidence, comparable selection, report preparation, review, revision, and delivery. That realization changed the company. If we wanted to build the whole system, we needed to work inside it. After six months in San Francisco, we moved back to Pittsburgh to work alongside the first appraiser we had shadowed. We eventually hired him full time and started VM Appraisals, an appraisal firm powered by our own software. For the first few months, the operation was deliberately small. That made it possible to see every part of an assignment up close: the lender order, the property visit, the workfile, the report, the revision request, and the final delivery. We could build something in the morning, use it on a real report that afternoon, and know immediately whether it helped. Running the firm gave us a much clearer way to build. Instead of guessing whether a feature would help, we could use it on a real assignment and find out immediately. The results also changed how we understood the opportunity. One appraiser using the system was able to produce more revenue than the median appraiser while maintaining responsibility for the analysis and final opinion of value. Better software was not only a product opportunity. It could support a fundamentally better appraisal operation. ### Building the firm and software together A few months earlier, we had met Scott Yeargin at Valuation Expo. Scott had built a highly efficient appraisal firm of his own, and we quickly found common ground in how we thought the industry could work. Scott's firm eventually joined VM Appraisals, bringing a small group of experienced appraisers into the operation. That expanded our view almost overnight. We were no longer learning from one appraiser or one local market. We were seeing a much larger volume of properties across different states, clients, and assignment conditions. The larger operation helped us separate one-off problems from recurring ones. When the same difficulty appeared across different properties and markets, we knew it was something the software should address. VM Appraisals is our product lab, but it is also a working appraisal firm. The software has to handle incomplete lender documents, unusual properties, inconsistent public records, difficult comparable searches, revision requests, and hard deadlines. A feature is not finished because it works in a demo. It is finished when an appraiser can rely on it during a real assignment. This operating model also keeps the role of AI clear. Our software organizes information, surfaces evidence, and removes repetitive work. The appraiser reviews that evidence, makes the adjustments, reconciles the analysis, and signs the final opinion of value. The goal is to make an appraiser's expertise more effective, not to pretend that expertise is unnecessary. ### Rebuilding for UAD 3.6 As UAD 3.6 approached, the appraisal industry had to learn more than a new report format. Appraisers also had to change how property information was collected, structured, reviewed, and submitted. VM Appraisals began receiving assignments on the new standard. We completed the first few with legacy software and several newer platforms. The experience was rough: long support calls, invalid files, broken workflows, and hours spent working around tools that were supposed to make the transition easier. The burden landed directly on our firm and our appraisers. We started building a UAD 3.6 workflow for internal use. Because we already operated the full appraisal process, we could approach the new standard as more than a redesigned form. We could connect mobile capture, video-based data extraction, MLS and public records, comparable search, report generation, live preview, validation, and revisions in one continuous system. As we spoke with other appraisers, it became clear that the problems we were solving internally were widespread. We decided to release the software publicly. ValueMate Studio went through the GSE verification process and was verified on its first submission. We officially launched the UAD 3.6 platform at Valuation Expo 2026, where ValueMate and VM Appraisals attended together as diamond sponsors. The response—and the number of appraisers who signed up—was far beyond what we expected. ### Where we are today Today, ValueMate Studio is the software platform we wanted when we first entered the industry: one workflow from the property inspection through the completed report. VM Appraisals is the operating company that uses that platform to deliver appraisals. What we learn in the firm shapes the software, and better software helps the firm improve. If you are an appraiser, ValueMate Studio gives you the tools to complete your own work more efficiently. If you are a lender or AMC looking for the completed appraisal, VM Appraisals provides the service. Behind both is the same team, the same technology, and the same belief that appraisal quality improves when appraisers can spend less time moving data and more time applying their expertise. The software made the firm possible, and the firm made the software better. We do not think the future of appraisal is a choice between human expertise and better technology. The opportunity is to use technology for the repetitive work so appraisers can spend more of their time on the decisions that require experience and judgment. That relationship between the software and the firm remains the foundation of both companies—and of what we plan to build next. --- [All posts](https://www.valuemate.ai/blog) · [ValueMate](https://www.valuemate.ai/)
